    What Is Basement Tanking

Tanking is a cementitious form of basement waterproofing that has been applied to basements, cellars and other underground spaces for decades.  Basement tanking is also commonly known as tanking slurry, to the walls and floor. You will often find that this slurry is supported by the installation of waterproof membranes to ensure complete protection and make sure your basement walls remain dry.

Tanking is primarily used to tackle water ingress, and basement tanking is particularly good at resisting hydrostatic pressure i.e. water pressure on underground walls from the surrounding earth. This has made tanking an extremely popular method of treating and waterproofing damp walls underground.

Our specialists will show you in detail exactly what basement tanking systems are available, how to apply them, and how it can work alongside other waterproof systems to ensure your basement remains safe and dry from leaks and flooding.

What is the difference between Tanking & Waterproofing?

You may ask what is the difference between tanking and waterproofing? This is a common question for people who are looking to convert a basement or cellar into a dry space.

Basement waterproofing typically refers to all types of waterproofing systems (barrier, integral and drained waterproofing).

Basement tanking describes the application of one type of coating or membrane (barrier protection). We provide products for all types of waterproofing and often recommend that systems are combined for optimum protection against water.

When you shouldn’t use basement tanking?

There are sytuations when tanking shouldn’t be use. Tanking is susceptible to cracking and failing in the following circumstances:

    • New builds where the property is expected to “settle”
    • Property subsidence
    • Underground vibrations from a railway line, underground or busy road

If tanking is not an option, or your current tanking has failed due to reasons above, then there are other basement waterproofing methods that could be a better fit.

Tanking a cellar is something we at Crystal Damp Proofing & Basements consider to be a skill that we are experts at. LOCAL AREA INFO

Swanley is a town and civil parish in the Sevenoaks District of Kent, England, 16 miles (26 km) southeast of central London, adjacent to the Greater London boundary and within the M25 motorway periphery. The population at the 2011 census was 16,226

Within Kent, Swanley is adjacent to the parishes of Wilmington and Hextable to the north, Sutton-at-Hone and Hawley and Farningham to the east, and Eynsford and Crockenhill to the south. To the west there is a boundary with St Mary Cray in the London Borough of Bromley and Ruxley in the London Borough of Bexley.

The closest large towns are Bexleyheath, Dartford, Orpington and Sidcup.

The Swanley post town in the BR postcode area includes the hamlet of Hockenden in the London Borough of Bromley.

Being on the outskirts of south east London it is a convenient commuter town for people who work in the city, as they can still be paid the London living wage. It still keeps some traditional links with Sevenoaks and Kent but it is heavily associated with South East London due to the expansion of that area close to Swanley’s borders. The majority of housing development took place from the post-war period to late 1980s. A new fire station was opened in 1962, and new post office two years later. Victorian houses and shops were demolished to create a new town centre. Its 1970s shopping centre was then re-modelled in the 1990s when the Asda supermarket was extended and is one of the larger Asda stores.
